Ottawa home sale stats for April 2024

In April 2024, 1,456 homes were sold in Ottawa via the MLS® System of the Ottawa Real Estate Board (OREB). This marked an 8.9% increase from April 2023, showing positive growth in the market.

Compared to the averages, home sales were slightly lower, with a 2% dip below the five-year average and a 6.9% drop below the 10-year average for April.


Looking at the bigger picture, the year-to-date numbers for 2024 were encouraging, with 4,132 homes sold in the first four months. This reflected an 11.5% increase compared to the same period in 2023, indicating sustained momentum in the market.


OREB President Curtis Fillier shared insights, describing the current market as a typical spring in Ottawa but with notable differences. Both buyers and sellers are feeling more confident, leading to increased listings as sellers believe they can successfully sell their properties. Buyers, on the other hand, are experiencing reduced pressure from the pandemic market, allowing them to take their time to find the right property.


While the market pace remains cautious due to economic factors, Ottawa's real estate market is characterized as strong and stable overall, benefitting both buyers and sellers alike.
